Marketing
As your agent I will implement a complete marketing campaign for your property. From advertising in local newspapers to full color flyers, from open houses to internet advertising, I have the tools needed to maximize the exposure to your property. My monthly marketing budget will assure your property will be marketed on a consistent basis. I will market your property both on an individual basis and also include it with our company-wide marketing efforts.
Assist in Evaluating & Negotiating all Presented Offers
Once we have determined a price and marketed your property, I will review all offers that are presented. On almost a daily basis I assist my clients in looking over contracts and negotiating on their behalf. My experience will assure that you are represented in a manner that best suits your needs.
Make Sure all Disclosures are Included to Protect You
Many sellers do not realize there are state required disclosure forms that must be completed regarding property condition and lead based paint. I have a working knowledge of these disclosures and can assure that you are protected against any potential consequences.
Coordinate Transaction
I will work with all other parties on your behalf throughout the transaction such as buyer's agents, title companies, buyer's lenders, appraisers, home inspectors, etc. I will give you constant updates as to the status of your transaction.
Review Closing Documents
I will go over the closing documents with you prior to closing so you will know exactly what to expect at the closing table. I will create a “Net Proceeds to Seller” spreadsheet so you will know how much you will pocket after payoffs and closing costs. My goal is to assist you throughout the selling process from beginning to end.
